Business as Usual – July Market Wrap

Well what a difference a few months make! July was certainly a turnaround month in the property market. A heightened level of interest from current buyers was pushed higher by new buyers that had been on the sidelines. The common problem that buyers and agents share is the lack of stock in the market.

With a lack of competition, some sellers are fast-tracking their properties onto the market to seize the high buyer demand in the Brisbane Local Government Area. These sellers may be doing this in anticipation that more listings come when financial assistance currently in place eases post September.

With Melbourne going into Stage 4 lock down, the rest of the country is on high alert for what may come. Apathy is our greatest threat, we all must be vigilant.

I had to sell the family home in Brisbane quickly after my elderly parents moved to a nursing home at very short... notice. I'm an only child and live in another town, so it was very daunting. I decided to use a buyers agent after spending a couple of weekends flying up from Melbourne to look at properties and... quickly realising there are a lot of potential pitfalls in the Brisbane markets for the unwary (flood zones, aspect, overlays etc) and I was not too sure which was the best suburb for me to buy in.I appointed PS Property Advisory and Sue Aspinall in particular to assist in a purchase of a Queenslander to assist in my move from Melbourne to Brisbane after a recommendation from my accountant. I met with other buyers agents also, however, in the end I felt comfortable with the professionalism of Sue, the depth of experience of PS Property Advisory and the extra reassurance of being members of the Real Estate Buyers Agents Association of Australia.The process was focussed, professional and efficient. After completing their questionnaire, meetings, telephone conversations and emails, Sue steered me towards which parts os Brisbane best met my criteria. I flew up and she drove me around to get a better feel for the recommended areas. Along the way, I received several shortlists so I could look at the properties remotely and provide feedback.In the end the perfect property came on the market, I was away with work at the time and Sue was able to look at the property for me, conduct a FaceTime walk through with me, provide extra pictures, detailed report, organise pest and building reports, research the area and market, make bids on my behalf and in the end secured the property which had multiple offers within days of being not he market. Without Sue I would not be writing this review after being in new house one week later.I cannot recommend Sue and PS Property Advisory enough, the results speak for themselves.read more
